The area is served by 18 subway lines and more than 40 bus lines, which work to keep the area accessible 24\/7. All in all, the Metropolitan Transport Authority (MTA) serves more than<\/span><a href=\"https:\/\/new.mta.info\/agency\/new-york-city-transit\/subway-bus-ridership-2022\"> <b>4.6 million passengers per day<\/b><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The PATH railway system links the central business district with Greater New York and New Jersey, offering frequent services to commuters and visitors. The WTC station alone had an annual ridership of 11 million passengers in 2023.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Airport connections are available directly to and from the New York CBD to La Guardia (bus and subway, 9 miles, 30 minutes), Newark (train and bus, 20 miles, 45 minutes), and JFK (train and bus, 14 miles, 1 hour).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, NYC recently put an<\/span><a href=\"https:\/\/www.nbcnewyork.com\/traffic\/transit-traffic\/congestion-pricing-delay-hochul\/5478988\/\"> <b>indefinite hold<\/b><\/a><span style=\"font-weight: 400;\"> on its<\/span><a href=\"https:\/\/www.nbcnewyork.com\/traffic\/transit-traffic\/congestion-pricing-nyc-mta-vote\/5264500\/\"> <b>congestion plan<\/b><\/a><span style=\"font-weight: 400;\">, which was meant to levy tolls on vehicles entering and circulating the CBD from 61st Street and lower. Along with other major infrastructure projects,<\/span><a href=\"https:\/\/nypost.com\/2023\/10\/27\/real-estate\/a-dozen-new-office-towers-are-set-to-rise-in-manhattan\/\"> <b>new office deliveries<\/b><\/a><span style=\"font-weight: 400;\"> are planned in Hudson Yards, Park Avenue, and Madison Square.<\/span><\/li>\n<li><span style=\"font-weight: 400;\"> \u00a0 \u00a0 Technology: This sector provides<\/span><a href=\"https:\/\/comptroller.nyc.gov\/reports\/spotlight-new-york-citys-tech-sector\/\"><span style=\"font-weight: 400;\"> 5% of all the city\u2019s jobs<\/span><\/a><span style=\"font-weight: 400;\">, and has special strengths in SaaS and FinTech. Additionally, there are<\/span><a href=\"https:\/\/www.builtinnyc.com\/articles\/deloitte-fast-500-top-nyc-companies-2023\"> <b>52 NYC companies among North America\u2019s 500 fastest-growing<\/b><\/a><span style=\"font-weight: 400;\"> in the tech and life sciences.<\/span><\/li>\n<li><span style=\"font-weight: 400;\"> \u00a0 \u00a0 Professional and technical services: One of the core office-occupying industries, managed to retain comparatively<\/span><a href=\"https:\/\/manhattan.institute\/article\/nyc-jobs-data-shine-light-on-nyc-economic-strengths-and-weaknesses\"> <b>stable employment numbers<\/b><\/a><span style=\"font-weight: 400;\"> relative to pre-pandemic levels.<\/span><\/li>\n<li><span style=\"font-weight: 400;\"> \u00a0 \u00a0 Tourism: Approximately<\/span><a href=\"https:\/\/www.business.nyctourism.com\/press-media\/press-releases\/year-end-tourism-numbers-announcement\"><span style=\"font-weight: 400;\"> 9% of the city\u2019s total jobs are in this sector<\/span><\/a><span style=\"font-weight: 400;\">, which is expected to increase its economic impact with planned improvements to all three airports.<\/span><\/li>\n<\/ul>\n<h2><span id=\"Commercial_Real_Estate_in_New_Yorks_Central_Business_District\"><b>Commercial Real Estate in New York\u2019s Central Business District<\/b><\/span><\/h2>\n<h3><span id=\"Office_Space\"><b>Office Space<\/b><\/span><\/h3>\n<p><span style=\"font-weight: 400;\">New York\u2019s CBD is a prime real estate location. With<\/span><a href=\"https:\/\/www.statista.com\/statistics\/605882\/size-of-office-area-manhattan-by-submarket\/\"> <b>nearly 540 million square feet,<\/b><\/a><span style=\"font-weight: 400;\"> is also the largest in the country by area.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The main occupiers of office space in New York\u2019s CBD are FIRE businesses (financial, insurance, and real estate), followed TAMI (technology, advertising, media, and information). In 2023, the<\/span><a href=\"https:\/\/downtownny.com\/research\/2023-lower-manhattan-real-estate-year-in-review\/\"> <b>most significant leases came from occupiers in these sectors<\/b><\/a><span style=\"font-weight: 400;\"> and from professional business services firms.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The increased proliferation of remote and hybrid work models from 2020 onward has had a significant impact on the use and demand of corporate offices. In early 2023,<\/span><a href=\"https:\/\/pfnyc.org\/wp-content\/uploads\/2023\/02\/2023-02-RTO-Survey.pdf\"> <b>53% of CBD employees were back working from the office<\/b><\/a><span style=\"font-weight: 400;\">, although only 9% did so five days a week. The most common arrangement are hybrid schedules with 3 days in the office.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">2023 data also shows marked differences between CBD sub-markets in the<\/span><a href=\"https:\/\/downtownny.com\/research\/2023-lower-manhattan-real-estate-year-in-review\/\"> <b>performance of asking rents<\/b><\/a><span style=\"font-weight: 400;\">. Whereas in Midtown and Midtown South rents started to increase after reaching record lows in 2021, in Lower Manhattan asking rates continue down to averages of $55 \/ sq ft.<\/span><a href=\"https:\/\/compstak.com\/blog\/manhattan-high-value-office-leases-in-2023\"> <b>Offices in Park Avenue are attracting the most valuable deals<\/b><\/a><span style=\"font-weight: 400;\">, mostly by large legal firms.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Office space vacancy rates are still increasing post-pandemic at above 20% for all three CBD submarkets, but Class A properties continue to generate strong interest. The return to the office and higher weekday footfall are largely responsible for the recovery of retail activity.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Recovery is underway with strong demand in Soho, Union Square, and Flatiron, which were the<\/span><a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/news\/2024\/02\/manhattans-retail-market-makes-strong-recovery-in-2023\"> <b>best-performing markets in 2023<\/b><\/a><span style=\"font-weight: 400;\">. The<\/span><a href=\"https:\/\/mktgdocs.cbre.com\/2299\/f4302ac3-172b-4575-8dd6-2e234e3ba4c6-1112800156.pdf\"> <b>Plaza District and the luxury corridor<\/b><\/a><span style=\"font-weight: 400;\"> sub-markets also remained active throughout 2023. Apparel, F&amp;B, home furnishings, financial services, and fine arts were the main drivers of retail activity.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Price-wise, there were slow but noticeable increases during 2023, recovering to<\/span><a href=\"https:\/\/www.metro-manhattan.com\/blog\/making-sense-of-the-future-the-2024-commercial-real-estate-outlook\/\"> <b>averages of $1000 \/ sq ft.<\/b><\/a><\/p>\n<h2><span id=\"Future_Outlook\"><b>Future Outlook<\/b><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Looking ahead, analysts expect a rebound in the office space market along with demand for smaller office units in the 5,000 square feet range, as tenants continue to<\/span><a href=\"https:\/\/www.metro-manhattan.com\/blog\/making-sense-of-the-future-the-2024-commercial-real-estate-outlook\/\"> <b>reduce their footprint<\/b><\/a><span style=\"font-weight: 400;\">.
