The rising <span data-keyword-hl-keyword=\"rents\" data-keyword-hl-usage=\"2\" data-keyword-hl-min-usage=\"2\" data-keyword-hl-max-usage=\"5\" data-keyword-hl-match=\"rents-1307\" data-keyword-hl-status=\"ok\">rents<\/span> currently seen in most key <span data-keyword-hl-keyword=\"markets\" data-keyword-hl-usage=\"8\" data-keyword-hl-min-usage=\"6\" data-keyword-hl-max-usage=\"10\" data-keyword-hl-match=\"markets-1340\" data-keyword-hl-status=\"ok\">markets<\/span> would normally result in a higher YoY increase, however, the <span data-keyword-hl-keyword=\"average\" data-keyword-hl-usage=\"4\" data-keyword-hl-min-usage=\"4\" data-keyword-hl-max-usage=\"6\" data-keyword-hl-match=\"average-1409\" data-keyword-hl-status=\"ok\">average<\/span> was weighed down by decreases in key <span data-keyword-hl-keyword=\"urban submarkets\" data-keyword-hl-usage=\"1\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"4\" data-keyword-hl-match=\"urban submarkets-1454\" data-keyword-hl-status=\"ok\">urban submarkets<\/span> of San Francisco, Washington D.C. and New York. On the other hand, Florida has experienced notable rent growth, with cities such as <a href=\"https:\/\/offices.net\/fl\/miami\/\" target=\"_blank\" rel=\"noopener noreferrer\">Miami<\/a>, Orlando, and Fort Lauderdale, experiencing an increase of at least 3% YoY.<\/p>\n<p>There is also significant lease rate variation within submarkets. For example, rates in New York may be down city-wide, but Manhattan <a href=\"https:\/\/www.bizjournals.com\/newyork\/news\/2022\/02\/01\/manhattan-office-leasing-january-2022.html\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">experienced a surge in demand<\/a> that is pushing lease rates up in the area.<\/p>\n<h2><span id=\"Vacancy_Rates\">Vacancy Rates<\/span><\/h2>\n<p><span data-keyword-hl-keyword=\"data\" data-keyword-hl-usage=\"2\" data-keyword-hl-min-usage=\"2\" data-keyword-hl-max-usage=\"4\" data-keyword-hl-match=\"data-1910\" data-keyword-hl-status=\"ok\">Data<\/span> <a href=\"https:\/\/www.nar.realtor\/commercial-market-insights\/january-2022-commercial-market-insights\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">from the National Association of Realtors<\/a> (NAR) sets the US national <span data-keyword-hl-keyword=\"office space\" data-keyword-hl-usage=\"6\" data-keyword-hl-min-usage=\"3\" data-keyword-hl-max-usage=\"7\" data-keyword-hl-match=\"office space-1984\" data-keyword-hl-status=\"ok\">office space<\/span> <span data-keyword-hl-keyword=\"vacancy\" data-keyword-hl-usage=\"5\" data-keyword-hl-min-usage=\"4\" data-keyword-hl-max-usage=\"7\" data-keyword-hl-match=\"vacancy-1997\" data-keyword-hl-status=\"ok\">vacancy<\/span> rate at 12.4% in <span data-keyword-hl-keyword=\"january\" data-keyword-hl-usage=\"5\" data-keyword-hl-min-usage=\"4\" data-keyword-hl-max-usage=\"11\" data-keyword-hl-match=\"january-2022\" data-keyword-hl-status=\"ok\">January<\/span> 2022, with Class A buildings seeing rates of approximately 16% and Class C buildings faring relatively better with a rate of 5.3%.<br \/>\nDouble-digit <span data-keyword-hl-keyword=\"vacancy rates\" data-keyword-hl-usage=\"3\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"3\" data-keyword-hl-match=\"vacancy rates-2174\" data-keyword-hl-status=\"ok\">vacancy rates<\/span> are still a reality in major metro areas, including New York, Boston, <a href=\"https:\/\/offices.net\/ca\/los-angeles\/\" target=\"_blank\" rel=\"noopener noreferrer\">Los Angeles<\/a>, San Francisco, Washington DC and Chicago. Both San Francisco and D.C. reportedly began the year with vacancies sitting <a href=\"https:\/\/www.bizjournals.com\/washington\/news\/2022\/01\/07\/washingtons-office-market-is-at-rock-bottom.html\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">close to 20%<\/a>, something that can be directly attributed to the Omicron variant prevalence of remote work. After starting 2020 with an <span data-keyword-hl-keyword=\"office vacancy\" data-keyword-hl-usage=\"1\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"4\" data-keyword-hl-match=\"office vacancy-2524\" data-keyword-hl-status=\"ok\">office vacancy<\/span> rate <a href=\"https:\/\/socketsite.com\/archives\/2022\/01\/office-vacancy-rate-in-san-francisco-inches-down-but.html\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">just under 17%<\/a>, San Francisco seems to have regressed towards the tail end of 2021 and the start of 2022, despite current <span data-keyword-hl-keyword=\"average\" data-keyword-hl-usage=\"4\" data-keyword-hl-min-usage=\"4\" data-keyword-hl-max-usage=\"6\" data-keyword-hl-match=\"average-2666\" data-keyword-hl-status=\"ok\">average<\/span> asking rent <span data-keyword-hl-keyword=\"prices\" data-keyword-hl-usage=\"3\" data-keyword-hl-min-usage=\"2\" data-keyword-hl-max-usage=\"7\" data-keyword-hl-match=\"prices-2686\" data-keyword-hl-status=\"ok\">prices<\/span> sitting 12% lower than mid-2020.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-1750 size-full\" src=\"https:\/\/offices.net\/news\/wp-content\/uploads\/2022\/02\/pexels-photomix-company-518244.jpg\" alt=\"crowded office reception area at offices.net\" width=\"650\" height=\"433\" srcset=\"https:\/\/offices.net\/news\/wp-content\/uploads\/2022\/02\/pexels-photomix-company-518244.jpg 650w, https:\/\/offices.net\/news\/wp-content\/uploads\/2022\/02\/pexels-photomix-company-518244-300x200.jpg 300w\" sizes=\"auto, (max-width: 650px) 100vw, 650px\" \/><\/p>\n<h2><span id=\"Space_Under_Construction\">Space Under Construction<\/span><\/h2>\n<p>The start of 2022 saw more than 142 million square feet of <span data-keyword-hl-keyword=\"office space\" data-keyword-hl-usage=\"6\" data-keyword-hl-min-usage=\"3\" data-keyword-hl-max-usage=\"7\" data-keyword-hl-match=\"office space-2825\" data-keyword-hl-status=\"ok\">office space<\/span> under construction, equaling approximately 1.7% of existing inventory. The majority of the space currently being built is Class A, boasting state-of-the-art amenities and facilities built to accommodate employees post-<span data-keyword-hl-keyword=\"pandemic\" data-keyword-hl-usage=\"5\" data-keyword-hl-min-usage=\"4\" data-keyword-hl-max-usage=\"10\" data-keyword-hl-match=\"pandemic-3056\" data-keyword-hl-status=\"ok\">pandemic<\/span>. These new spaces represent the cutting edge of <span data-keyword-hl-keyword=\"office\" data-keyword-hl-usage=\"18\" data-keyword-hl-min-usage=\"16\" data-keyword-hl-max-usage=\"24\" data-keyword-hl-match=\"office-3113\" data-keyword-hl-status=\"ok\">office<\/span> design, implementing many of the features and <span data-keyword-hl-keyword=\"services\" data-keyword-hl-usage=\"1\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"3\" data-keyword-hl-match=\"services-3166\" data-keyword-hl-status=\"ok\">services<\/span> currently in <span data-keyword-hl-keyword=\"demand\" data-keyword-hl-usage=\"2\" data-keyword-hl-min-usage=\"2\" data-keyword-hl-max-usage=\"5\" data-keyword-hl-match=\"demand-3188\" data-keyword-hl-status=\"ok\">demand<\/span>, such as improved ventilation systems, smartphone integrated building controls, blazing fast Wi-Fi, premium end-of-trip amenities, and excellent wellness facilities.<\/p>\n<p>Construction activity tied to all segments of the US <span data-keyword-hl-keyword=\"commercial real estate market\" data-keyword-hl-usage=\"1\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"2\" data-keyword-hl-match=\"commercial real estate market-3415\" data-keyword-hl-status=\"ok\">commercial real estate market<\/span>, including offices as well as <span data-keyword-hl-keyword=\"industrial\" data-keyword-hl-usage=\"1\" data-keyword-hl-min-usage=\"1\" data-keyword-hl-max-usage=\"1\" data-keyword-hl-match=\"industrial-3475\" data-keyword-hl-status=\"ok\">industrial<\/span> and retail spaces, was <a href=\"https:\/\/www.nar.realtor\/commercial-market-insights\/january-2022-commercial-market-insights\" target=\"_blank\" rel=\"noopener nofollow noreferrer\">notably high<\/a> in Florida, Georgia, Texas, Tennessee, Arizona, Utah, Idaho, and Washington.
